The Science Behind the System

How the VaPURE™ Dry Fog System Works

Most approaches to indoor mold address only what is visible. But airborne mold spores have already circulated throughout your home long before visible mold appears. They travel through HVAC systems, settle into wall cavities, and embed in porous materials where surface cleaning cannot reach. Treating only visible mold leaves the underlying air quality problem unresolved.

The VaPURE™ dry fog process works differently. Our system aerosolizes an EPA-registered treatment solution into particles smaller than 5 microns — smaller than a typical mold spore, which ranges from 12 to 30 microns. Because the treatment particles are smaller than the spores themselves, they disperse evenly throughout the entire indoor environment and reach the same spaces where mold travels.

Areas the VaPURE™ System Reaches

  • Drywall and porous wall materials throughout the home
  • Wood framing and structural components
  • Wall cavities and enclosed spaces behind surfaces
  • HVAC ductwork and air handling systems
  • Furniture, fabrics, and soft furnishings
  • Attic spaces and crawl spaces where applicable

The result is a whole-environment indoor air quality treatment that addresses mold spores, bacteria, and airborne pathogens — not just what is visible on the surface. The effectiveness of this approach has been independently validated through scientific testing conducted by Element Labs in Minneapolis, and field-tested across more than 100,000 treatments nationwide by Pure Maintenance affiliates.

The VaPURE™ system is a two-step process. The first step — the dry fog treatment — penetrates the entire indoor environment and addresses active mold, spores, bacteria, and airborne pathogens simultaneously. The second step applies an antimicrobial barrier that provides ongoing protection after the initial treatment is complete, inhibiting future mold growth and extending the results beyond what a single-step treatment can achieve.

Key Facts

Treatment particles: under 5 microns — smaller than a mold spore (12–30 microns)

Treatment time: 4 to 6 hours — most homeowners return the same day

Post-treatment spore counts: approximately 0 to 6 spores/m³ — well within healthy range

Validated by: Element Labs, Minneapolis, Minnesota

Comparing Treatment Methods

Dry Fog vs. Traditional Remediation

Not every mold situation is the same. Here's an honest comparison of how the three most common treatment approaches perform across the factors that matter most to homeowners.

Traditional
Remediation
Wet Fog
Treatment
VaPURE™
Dry Fog
Reaches airborne spores No — surface only Partially Yes — whole environment
Reaches wall cavities & HVAC Only if opened Limited Yes — 5-micron particles
Demolition required Often yes Sometimes No
Typical treatment time Days to weeks 1–2 days 4–6 hours
Disruption to household High — temporary relocation common Moderate Low — same-day return
Antimicrobial barrier applied Rarely Sometimes Yes — Step 2 of every treatment
Post-treatment verification Varies by contractor Varies Included — spore count testing
Best suited for Structural damage requiring physical removal Limited surface contamination Whole-environment air quality treatment — with or without visible mold

When Traditional Remediation Is the Right Choice

If mold has caused structural damage — compromised framing, saturated drywall, or rotted subfloor — physical removal is necessary before any fogging treatment can be effective. In those cases, we will tell you so during your evaluation. Our goal is the right outcome for your home, not a treatment sale.

How We Treat Your Home

The Patented Two-Step Dry Fog Process

Every Pure Maintenance treatment follows the same two-step sequence — no shortcuts, no single-step alternatives. Here is what happens inside your home from start to finish.

1

The Dry Fog Treatment

Our technician deploys the VaPURE™ fogging equipment throughout your home, aerosolizing an EPA-registered solution into particles smaller than 5 microns. Because these particles are smaller than mold spores, they travel the same pathways — through HVAC systems, into wall cavities, across porous surfaces — reaching the entire indoor environment, not just accessible surfaces.

The dry fog addresses active mold, airborne spores, bacteria, and other airborne pathogens simultaneously. Unlike wet fog systems, the dry fog does not saturate surfaces or leave moisture behind — there is no secondary water damage risk and no drying time required.

Typical duration: 2 to 4 hours depending on square footage — most homes are treated in a single visit.

2

The Antimicrobial Barrier

Once the dry fog treatment is complete, our technician applies an EPA-registered antimicrobial barrier to surfaces throughout the treated space. This barrier bonds to treated surfaces and continues working after the visit is over — inhibiting future mold growth and providing ongoing protection between treatments.

The antimicrobial barrier is what separates a Pure Maintenance treatment from a one-time fogging service. Without it, airborne spores that re-enter the home after treatment have no resistance to regrowth. The barrier is applied as a standard part of every treatment — it is not an add-on.

Typical duration: 1 to 2 hours following the dry fog step — applied the same day as the initial treatment.

Backed by a 12-Month Limited Warranty

For Health-Concerned Homeowners

When Indoor Air Quality Affects Your Health

For many homeowners, mold is not just a property issue — it is a health issue. If you or a family member has been experiencing symptoms your doctor suspects may be related to indoor air quality, a whole-environment treatment may be part of the recommended next step.

Symptoms Commonly Associated With Mold Exposure

  • Chronic fatigue and low energy
  • Persistent headaches
  • Cognitive difficulty or brain fog
  • Respiratory irritation or chronic cough
  • Sinus congestion and recurring infections
  • Joint pain and muscle aches
  • Sleep disturbances
  • Unexplained sensitivity to light or sound

These symptoms have many possible causes. If you are experiencing them, consult your physician. If your doctor suspects indoor air quality may be a contributing factor, we can help with the environmental side of that evaluation.

Some patients are referred to us following a diagnosis of Chronic Inflammatory Response Syndrome (CIRS) — a condition recognized by a growing number of physicians in which exposure to biotoxins produced by certain mold species triggers a systemic inflammatory response. For patients with CIRS or suspected biotoxin illness, reducing the indoor mold and biotoxin load is often a critical step in the treatment protocol recommended by their physician.

Whether you have a formal diagnosis or simply suspect that your home environment may be contributing to health symptoms, the VaPURE™ dry fog process addresses the indoor air quality environment directly — reaching the areas where airborne spores and biotoxins accumulate that surface cleaning cannot address.

The Process From Start to Finish

What to Expect

Most homeowners have never had a dry fog treatment before. Here is exactly what happens from your first contact to the end of your warranty period.

1

Free Evaluation

We start with a free evaluation to assess your home and understand what you are dealing with. Most evaluations are conducted in person — homeowners typically want to walk through the space and point out areas of concern, and an in-person visit gives us the most complete picture of your situation.

If any water intrusion issues have already been identified and corrected, the evaluation can often be conducted by phone or video call instead. We will confirm which approach makes sense for your situation when you reach out.

2

Treatment Day

On treatment day, our technician deploys the VaPURE™ dry fog system throughout your home, followed by application of the antimicrobial barrier. You and your family will need to be out of the home during treatment — typically 4 to 6 hours total for both steps.

Most homeowners are able to return the same day once the treatment is complete and the space has been briefly aired out. Your technician will confirm re-entry timing before leaving.

3

Post-Treatment Verification

Following treatment, we conduct post-treatment spore count testing to verify results. Spore counts are measured before and after treatment — post-treatment counts typically measure approximately 0 to 6 spores per cubic meter, well within the range considered healthy for indoor environments.

For physician-referred patients, the verification results can be shared directly with your care team as documentation of the environmental intervention.

4

12-Month Limited Warranty

Every treatment includes a 12-month limited warranty. If mold returns within the warranty period under normal conditions, we come back at no additional charge.

The warranty is one of the reasons the two-step process matters — the antimicrobial barrier applied in Step 2 is what makes a 12-month limited warranty viable. A single-step fogging treatment without the barrier cannot provide the same level of ongoing protection.

Common Questions

Frequently Asked Questions

Answers to the questions we hear most often from homeowners considering dry fog treatment.

Does the VaPURE™ dry fog process actually work?

Yes — and the effectiveness is documented through independent scientific testing. Element Labs in Minneapolis conducted controlled testing of the VaPURE™ patented dry fog process and measured post-treatment indoor spore counts of approximately 6 spores per cubic meter, which is well within the range considered healthy for indoor environments.

The key to its effectiveness is particle size. At under 5 microns — smaller than a mold spore — the treatment reaches the same spaces mold travels, including HVAC systems, wall cavities, and porous materials that surface cleaning cannot address. Pure Maintenance affiliates have completed more than 100,000 treatments nationwide using this patented dry fog system.

How is dry fog different from wet fog or traditional remediation?

Traditional remediation addresses visible mold through physical removal — scrubbing, demolition, and reconstruction. It is effective when structural damage has occurred but does not address airborne spores that have already circulated through the home. It also typically requires demolition, extended timelines, and significant household disruption.

Wet fog systems disperse larger droplets that can settle on surfaces and potentially cause secondary moisture issues. Because the droplets are larger than mold spores, penetration into wall cavities and HVAC systems is limited.

The VaPURE™ dry fog process uses particles under 5 microns — smaller than mold spores — which allows the treatment to reach the entire indoor environment without leaving moisture behind. It is not a replacement for traditional remediation when structural damage requires physical removal, but for whole-environment air quality treatment it covers areas the other methods cannot reach.

Is the VaPURE™ dry fog process safe for my family and pets?

The VaPURE™ patented dry fog process uses an EPA-registered solution. People and pets need to be out of the home during treatment — typically 4 to 6 hours. Once the treatment is complete and the space has been briefly aired out, most homeowners and their pets are able to return the same day.

If you have specific sensitivities or health concerns, mention them when you schedule your evaluation and we will walk through any relevant details for your situation.

Do I need to leave my home during the dry fog process?

Yes — you, your family, and your pets need to be out of the home while the dry fog treatment and antimicrobial barrier are being applied. The total time out of the home is typically 4 to 6 hours depending on the size of the space being treated.

Most homeowners plan to run errands or spend a few hours out for the day and return the same evening. Unlike traditional remediation, there is no multi-day displacement required.

Will my insurance cover the VaPURE™ dry fog process?

Coverage varies by policy and by the circumstances of the mold issue. Some homeowners insurance policies cover dry fog indoor air quality services when it results from a covered water event — a burst pipe, for example — while others exclude mold-related claims entirely or cap coverage at a specific amount.

We recommend contacting your insurance provider directly to understand your coverage before scheduling treatment. We can provide documentation of the treatment and post-treatment verification results if needed for a claim.

Do I need to fix the moisture problem before the dry fog process?

Yes — this is important. Dry fog treatment addresses the mold spores present in your home at the time of treatment. If the moisture source that caused the mold has not been corrected, mold will return regardless of how thorough the treatment is.

We will discuss the moisture situation during your evaluation. If active water intrusion or unresolved moisture issues are present, we will let you know what needs to be addressed before starting the dry fog proces.

How long do the results last?

Every treatment includes a 12-month limited warranty. The antimicrobial barrier applied in Step 2 continues working after the treatment visit is complete, inhibiting future mold growth for an extended period. Results beyond the warranty period depend on the home environment — humidity levels, ventilation, and whether any new moisture issues develop.

Many homeowners in humid climates like Greater Houston choose to schedule periodic maintenance visits — typically annually — to maintain indoor air quality between warranty periods. We can discuss what makes sense for your specific home during the evaluation.
